DO NOT hire Joe Barnett as your home inspector. Based on our experience, he should not be licensed to perform inspections. We hired Joe to inspect our home and paid extra for a sewer scope. His report stated: "Main lines clear, no bellies, no roots, no breaks." However, just one week after moving in, our entire home's plumbing backed up.
We brought in a licensed plumber, who found the sewer line to be severely damaged - requiring a full replacement costing over $30,000. The plumber also confirmed that there is no way Joe could have missed this damage if a proper scope had been performed.
Response from the owner
Nick, I'm the only professional that you have paid in last 6 months that does not have a financial stake in whether you buy the house or not! Again...I get paid either way...I have no reason to lie. An ace is an ace and a spade is a spade in my report. Realtors, bankers, LAWYERS, etc...im the only person that left you better than before. I gave you a hundred reasons NOT to buy that house. YOUR LAWYER has the video you requested, did he not send it to u you? You hired a lawyer to represent you which bars me from contacting you! Who gave you a 30+ page report on a 1970's model house with many, problems. Major foundation issues, grading and drainage issues, gutters...house is a known flip, AKA "lipstick on a pig", ALL that and you bought it anyway! I'm really surprised you bought that house. Your plumber found a prior disclosed issue in that yard drain with an excavator in your yard...a luxury we did not have just looking to buy. House had no sewer clean-out to perform a proper scope and my video shows me on the roof of your house going down the main line as far as I could. Your realtor was there. My report and scope were fantastic for what they are, limited visual inspection. After ALL that Nick, you bought it anyway! I don't know Nick, cold feet buyers remorse, maybe you just want someone else to pay for your improvements. Your TREC complaint was about insurance and money. I'm not in the business of paying for other people's improvements on a 50 year old house. I hope things get better for you. Merry Christmas Nick!
